Tuscan Secrets is based in Bracknell, Berkshire in the United Kingdom. We work with a small number of professional, accredited “immobilares” which are based in Lunigiana, a region of Northern Tuscany.
We have personal knowledge of most of the property featured on our web site; however as it is being updated on a regular basis, there may be some properties featured for which we are relying on descriptions from our Italian partners.
There are two distinct areas of properties being offered: one is a unique development called Borgo di Casola. Here we are offering approximately 100 new built properties; however the properties are being built to the highest standards, incorporating “green build”. The properties are designed to look externally like a 500 year old typical Tuscan village. The views from here have been described as “spiritual!”
Borgo di Casola is an ideal investment, particularly for those people looking for a second home and possibly seeking rental revenues. All properties here are offered freehold and there are optional management packages available. The build process is expected to take about three years and the developers will keep disruption to a minimum during the summer months.
The second area of properties being offered are the traditional cottages; here we offer a wide range: many are rural , others are close to towns, some require complete renovation, whilst others require less; some properties are suited to conversion. We can provide advice to builders and developers considering such projects.
Finally, together with our Italian immobilares, we lead you through the bureaucratic process of purchasing a property in Italy. We will assist you to obtain the Code Fiscale, open a bank account and lead you through the financial implications of purchasing a home in Tuscany. As a rough guide you will need to budget between 10 and 12% of the purchase price for fees and taxes; this should cover notary fees as well as our fees. In common with all other agents selling property in Italy we charge the buyer a fee. Our average fee is 4% but this is property dependent.
